Summary

Looking at the top 5 projects across Gurgaon & Noida right now, five names keep coming up: Smart World Elie Saab, Smart World Wellness Residence, M3M Jacob and Co, M3M Franck Muller, and Smartworld Orchard. Together they capture two very different real estate stories playing out right now — Smart World’s move into wellness-focused, low-rise living, and M3M’s push into globally branded residences. A quick heads-up before you dive in: not everything here is equally confirmed, and one of these projects isn’t even in Gurgaon at all — worth reading the details before treating any of it as final.

Signature Residences by ELIE SAAB — Sector 111, SCDA, Gurugram

This one’s well-documented and genuinely confirmed. Because M3M India and Smartworld Developers built it together, it carries the credibility of two established names. It sits within “The Billionaire’s Block,” a curated 170-acre enclave inside SCDA (Smart City Delhi Airport). The project comprises 300 four-bedroom residences, ranging from 4,200 to 4,650 sq. ft. Prices start at around ₹15 crore. Each residence offers waterfront views and private Jacuzzi, and ELIE SAAB Maison furnishes the interiors. Total investment stands at ₹2,000 crore, with a projected revenue of ₹4,700 crore.

M3M Jacob & Co Residences — Sector 97, Noida

Here’s an important correction upfront: M3M Jacob & Co Residences sits in Noida, Sector 97, not Gurgaon. However, it’s still worth including here, because it’s part of M3M’s broader branded-residence strategy. So, if you specifically want a Gurgaon address, this one isn’t it. Here’s what’s confirmed: a ₹2,100 crore investment, spread across 6 acres. Phase 1 includes 150 residences, and Phase 2 adds around 100 ultra-luxury serviced residences. Prices range between ₹14–25 crore, with a projected revenue of ₹3,500 crore. Roseate Hotels & Resorts now manages hospitality and facilities for the project.

M3M Franck Muller Residences — Sector 43, Gurgaon

Unlike Jacob & Co and Elie Saab, however, M3M Franck Muller Residences doesn’t yet carry the same level of independent confirmation. What’s circulating online describes a Sector 43 location near Golf Course Road. It reportedly offers premium 3, 4, and 5 BHK configurations. Listings mark pricing as “on request,” though, and they describe RERA registration as “being updated.” Because much of the available content reads as early-stage promotional material rather than verified project detail, treat this one as a name to watch, not a project to act on just yet.

Smartworld Wellness Residences — Sector 67A, Golf Course Extension Road

Smartworld wellness-themed launch sits on Golf Course Extension Road in Sector 67A. It’s positioned as a low-density community with 2 and 3 BHK homes. One detailed listing puts the project at around 6 acres total, with the first phase spread over roughly 3 acres. The towers rise to G+30, with only four flats per floor — for example, a deliberate choice for more privacy and better cross-ventilation. Reported pricing works out to about ₹18,000 per sq. ft., so that puts homes in the ₹2.43–3.15 crore range. Because the project is still at EOI/pre-launch stage, RERA registration remains pending. So, ask for the HRERA number directly before paying anything.

Smartworld Orchard — Sector 61, Gurgaon

Smartworld Orchard was one of the company’s earliest and better-established launches. It’s a low-rise development in Sector 61, comprising 800 units across 2.5 and 3 BHK configurations. Plot sizes range from 120 to 170 sq. yards. Because each unit includes a private elevator and a stilt+4 layout, residents get an added sense of exclusivity. The community also features a 20,000 sq. ft. clubhouse, a fitness center, landscaped parks, and jogging tracks. This project launched alongside Smartworld Gems, and together they reportedly generated ₹2,000 crore in combined sales within two weeks.

What This Mix Tells You

Between these top 5 projects across Gurgaon & Noida you get a clear split. Elie Saab and Orchard are solidly confirmed and well-documented. Jacob & Co is real and confirmed too, but remember, it’s a Noida project, not Gurgaon — an easy detail to miss if you’re only skimming headlines. Wellness Residences, however, sits somewhere in between: a real project, in a real location, but still pre-launch with pending RERA. Franck Muller, on the other hand, remains the least confirmed of the five. So, it’s worth watching, not acting on, for now.

Final Thoughts

From top 5 projects across Gurgaon & Noida both Smart World and M3M are clearly leaning into branded and wellness-themed luxury as their next growth story. This trend spans across Gurgaon and Noida. Confirmation levels vary a lot from project to project, however, so the usual advice applies here more than ever: verify RERA registration, confirm current pricing, and check whether a project is even in the city you think it is. Do this before you treat any of it as settled fact.
